Cost Management and Control Services
Cost Management and Cost Planning are core services of LTA. We will support you in every stage throughout the design phase of the project from feasibility to tender.
We prepare Master Plan and Program Estimates for your project based on preliminary conceptual drawings and facility programs. This includes Project Definition Reports (PDR) for School Districts.
We prepare high-level cost plans and opinions of probable costs from indicative design documentation. This includes comparative design studies and reports at the preliminary design stage for various building and project options.

Construction Loan Monitoring and Payment Certification
Project monitoring is one of our core services. We undertake due diligence work for clients who have a vested interest in the project. Careful analysis of each project enables us to identify potential risks and provide advice to help our clients make informed decisions.
We prepare initial reports and Budget Reviews for Commercial Banks, Credit Unions, Real Estate Investment Companies, and Private Capital Companies. This normally includes site inspections during the construction phase and the preparation of progress draw reports. We evaluate developer’s and contractor’s claims for accuracy and reasonableness based on the work in place, make recommendations for payment, and ensure the cost to complete remains sufficient.
